Fit-out plumbing planned around the build programme.
The plumbing package for commercial fit-outs and refurbishments across inner Melbourne, from reviewing the existing services and coordinating the rough-in through to fixtures, testing and handover.
- Foreman & site management background
- Written scope before award
- Licensed & insured
Commercial construction experience behind every package.
Fit-outs leave little room to revisit plumbing decisions once work is under way. A waste point is cheap to move on a drawing and expensive to move in a slab. Measured Plumbing takes the plumbing package for commercial fit-outs and refurbishments across Melbourne CBD and the inner suburbs, with the scope and responsibilities set out in writing before the package is awarded.
Heath Jenkins brings more than 15 years in the trade to each project, including recent foreman and site-management roles on major commercial works. That covers the parts of a plumbing package that affect the whole build: planning the sequence, coordinating with adjoining trades, holding programme dates and closing out defects for handover.
On site it means existing risers, waste points and service capacity are checked against the drawings before the scope is locked in. Penetrations and fixture positions are coordinated before anything is cut, and test results and compliance records are completed as the work progresses. Problems get solved while there is still time, not handed to the builder at the end.
Fit-out and refurbishment plumbing scope.
Reviewed against the architectural and hydraulic drawings and the site conditions before set-out. The package can include any of the following.
Plumbing rough-in
Water, waste and vent services set out from the drawings, then pressure tested before walls and ceilings are closed.
Penetrations and coordination
Slab penetrations and core holes positioned with the builder and adjoining trades, then cut and sealed to the approved set-out.
Tenancy connections
Connections to base-building water, waste and gas, with the isolation and metering the building requires arranged.
Fixtures, tapware and plant
Basins, pans, urinals, sensor tapware and joinery fixtures installed to the finishes schedule, with hot water plant sized to demand.
Kitchen and bar rough-in
Equipment services coordinated with the kitchen layout: waste points, hot water supply, grease trap and trade waste for food premises.
Strip-outs and make-good
Redundant services identified, isolated, capped and made safe, then altered for the new layout or returned to base-building condition.
Testing and inspections
Pressure tests and required inspections arranged before close-up, with results recorded as the work progresses.
Handover documentation
Compliance certificates, test results and as-installed details supplied so the builder can close out the tenancy.

Fit-outs and refurbishments we take on.
The scope changes with the tenancy and with what the base building can support, so every package starts with a site check.
- 01
Office tenancies and commercial floors: tea points, amenities and end-of-trip facilities connected to base-building risers.
- 02
Cafes, restaurants and bars: kitchen and bar rough-in, hot water supply, grease trap and trade waste for food premises.
- 03
Retail and hospitality tenancies in shopping strips, where the fit-out runs around neighbouring traders and their hours.
- 04
Amenities refurbishments completed and handed over in sections so the business keeps trading.
- 05
Occupied buildings, where shutdowns, core drilling and other disruptive work are scheduled outside trading hours.
- 06
Mixed-use buildings where the owners corporation also has to approve access and shutdown arrangements.
Once the tenancy opens, the same site can move onto scheduled commercial maintenance with the same point of contact.

What shapes the price of a fit-out package.
The biggest factor is where the new layout sits relative to the existing services. A tea point beside a suitable riser is a short run and one connection. The same tea point on the far side of the tenancy means longer runs, more penetrations and possibly a change to the falls, and the price follows.
Fixture numbers, tapware specification, slab penetrations, core drilling, in-slab waste runs and available base-building capacity all move the number. Work in an occupied building may need after-hours access, planned shutdowns or staging so the tenancy keeps trading. After a site check, every package is quoted in writing with the exclusions and assumptions identified before work begins.
Scope, inclusions and exclusions, in writing.
Anything outside what was agreed is priced and approved before it proceeds, so no variation lands on an invoice unannounced.
