Diagnosis before demolition.

A hidden leak seldom sits under the wet patch. Water runs along joists, follows the edge of a slab and travels down pipe runs before it surfaces, so a stain on a wall or ceiling proves that water is escaping and very little else. That is why a leak detection visit starts at the meter rather than with a saw.

Measured Plumbing shuts the property down section by section and holds each line under pressure until the loss belongs to one run, one fixture or one connection. You see the meter readings and pressure results as they are taken, so the finding rests on evidence in front of you rather than on trust.

When the fault has been located, Heath does the repair himself and gives you the findings in writing: the tests run, what each one showed and where the fault sits. Wet areas get an honest answer. If the cause is a failed membrane or grout line rather than a pipe, you are told so, because that is a job for a waterproofer and not a plumber.

With every outlet on the property shut, the meter is watched over time to prove that water is escaping and gauge how much.

Supply leaks inside walls, above ceilings, under floors and beneath slabs narrowed to a point before anything is opened.

What affects the cost

Testing is quoted separately from the repair.

The quickest jobs are leaks on pipework you can get at. The time goes up with the size of the property, the number of lines and fixtures that have to be shut off in turn, and pipework beneath a slab or behind tiles. In an apartment a shared riser may need isolating and access to common areas arranged, so those points are settled before the booking is locked in.

The detection work is priced on its own, which lets you see the cause before committing to a repair. When the fault has been found you get a written price for fixing it, including any patching or reinstatement the access will need. If a claim looks likely, readings and photographs are kept as the job goes along and compiled into a report the insurer can use.
