Evidence recorded before anything is stripped out.
When water comes through a ceiling you have two problems at the same time: stopping it, and being able to show what failed. The notes, readings and photographs taken on the first visit are what the owner, the agent and the insurer end up working from, so Measured Plumbing confirms the cause and records it before anything is stripped out.
The source is confirmed with isolation tests and meter readings, not guessed at, and the report says in plain terms which component failed, where it is, and whether it let go suddenly or wore out over time. The failed part is photographed where it sits before it is removed, because that evidence cannot be recreated afterwards.
The plumbing rectification is then priced item by item and kept separate from any other trade, so it can be assessed on its own. Whether a policy responds is the insurer's call; the report exists to give them a clear basis for it. Heath's years on commercial sites and in site management mean this kind of paperwork is standard practice, not an extra.
Insurance plumbing and make-safe services.
Insurance work is not a plain repair. The fault has to be stopped, the cause pinned down and the whole thing documented properly.
Emergency make safe
The water shut off, the escape stopped and the property left safe to stay in or lock up, on the first visit.
Cause of damage investigation
Isolation tests and meter readings used to establish what actually failed, before anything gets removed.
Cause of damage reports
A written account of which component failed, how, and where, backed by photographs taken in place.
Costed scope of works
Each item of plumbing rectification priced on its own line so the insurer, assessor or builder can review it.
Temporary reinstatement
Water put back on to the parts of the property that were not affected, so the home stays liveable or the business keeps trading.
Permanent repairs
The failed pipe, fixture or fitting renewed and tested when the costing has been signed off.
Overflow & sewage damage
Surcharging or blocked lines cleared, and the reason for the overflow documented for the claim.
Agents & insurance builders
Entry arranged around tenants, owners and the other trades on site, with notice given beforehand.
What the report has to contain.
Claims stall far more often on something left out than on something disputed, so each of these is covered.
- The water shut off and the immediate danger dealt with on the first visit
- The precise cause named: a corroded copper joint, a burst flexible hose, a split waste, a perished cistern seal
- Whether it failed suddenly or wore out over time, because policies treat the two differently
- The failed part photographed where it sits, before it comes out
- Where the failure sits: within the lot, in common property, or past the boundary
- The condition of the surrounding pipework at the point of failure
- A line-by-line price for the plumbing work rather than one lump figure
- A note of what the first visit made safe and what is still outstanding
- One report, in a form the owner, agent and insurer can all use
- Permanent repairs completed, tested and signed off once approved, with any compliance paperwork that applies
Homes, rentals, strata and commercial premises.
Whoever makes the first call is seldom the one who signs off on the repair, so the report is written once in a form the owner, the agent and the insurer can all use.
- 01
Houses and townhouses, where the priority is stopping the water and saving the ceiling.
- 02
Rental properties, where the agent needs the tenant looked after, the landlord kept in the loop and a record that stands up.
- 03
Apartments and strata lots, with the report placing the fault within the lot, on common property or beyond the boundary.
- 04
Commercial premises, where supply is restored to the unaffected areas so the business keeps trading.
- 05
Insurance builder projects, where the plumbing has to slot into a longer run of trades.
- 06
Occupied buildings, with notice given before entry and the work contained so the neighbours are not affected.
- 07
Properties with overflow or sewage damage, where the blocked or surcharging line is cleared and the cause recorded.
A property kept on scheduled maintenance already has its pipework history on file, which matters when gradual deterioration is in question.
Insurance work on the tools.
Cause confirmed by testing, photographed in place and costed line by line.

Escape of water
Water isolated at a make-safe attendance and the source traced before any stripping out.

Failed copper joint
A corroded joint photographed in place, then cut out and replaced once the costing was approved.

Confirming the cause
Meter reads and isolation testing used to establish the source rather than assume it.
Make safe is the smaller part, rectification is what moves.
The make-safe visit and the investigation that sits behind the report are normally the small end of the cost. The variable part is the rectification, which comes down to where the failure is, what has to be opened to get at it, the length of pipe being renewed, and whether the failure has revealed a section that no longer holds pressure.
Access is the other big factor. A joint hidden above a finished ceiling or behind tiles can cost more to reach than to fix. Work beyond the fixture itself, such as drainage that has failed, is priced as a separate item. Every price is written down and itemised, and that is what lets an insurer assess the plumbing without sending someone out again. Whether the claim pays for it is the insurer's decision, and not something Measured Plumbing can promise.
Scope, inclusions and exclusions, in writing.
Anything outside what was agreed is priced and approved before it proceeds, so no variation lands on an invoice unannounced.
