A fault in a working building costs more than the repair.
When a floor waste blocks in a tenancy kitchen or a riser leaks above a suspended ceiling, the disruption costs more than the fix. The repair has to fit between shifts, tenants and opening hours. Measured Plumbing maintains and repairs commercial plumbing across Melbourne CBD and the inner suburbs: offices, retail tenancies, hospitality venues, warehouses and mixed-use buildings, from recent fit-outs to original galvanised supply still in service.
Commercial work splits into planned attendances and breakdowns that arrive without warning. We handle both the same way: confirm the fault on site, agree the work in writing with whoever holds the budget, then arrange isolations and shutdowns around trading hours. After every visit you get a report that says what we found, what we did and what still needs approval.
Heath Jenkins comes from commercial construction and fit-out, including foreman and site-management roles, so plant rooms, risers, ceiling grids and occupied tenancies are familiar ground. Sites are left as we found them: ceilings reinstated, access panels closed and work areas cleared before we leave.
Planned attendances and breakdown repairs.
The commercial plumbing work we cover, from scheduled checks to make-good at fit-out handover.
Scheduled attendances
Fixtures, tapware, isolation valves, floor wastes and hot water plant checked on an agreed cycle, with a report after every visit.
Breakdown repairs
Leaks, failed cisterns, blocked wastes and dead hot water units, with temporary isolation where a full repair needs parts ordered in.
Amenities and end-of-trip
Pans, urinals, sensor tapware, showers and floor drainage in staff and public amenities, repaired around opening hours.
Commercial hot water plant
Storage and continuous-flow systems serviced, repaired and replaced, sized to the building's actual draw rather than a guess.
Pipework repairs and renewals
Failing copper and galvanised runs replaced in sections, with isolations planned so the rest of the building stays live.
Drainage and waste lines
Sinks, floor wastes, sewer and stormwater lines cleared, repaired and re-graded where the fall has failed.
Tenancy make-good
Fixtures removed, services capped and made safe, and plumbing reinstated to base-building condition at fit-out handover.
After-hours attendance
Reactive attendance for commercial breakdowns outside standard hours, subject to availability, with shutdowns scheduled before or after trade.

In a building under an owners corporation, the split between common property and tenancy responsibility matters as much as the repair itself. Our reports record where the fault sits so that question can be settled with facts.
Recent commercial attendances.
The kind of work a commercial maintenance cycle covers, in amenities and back-of-house areas.

Cleaner's sink fit-off
Cleaner's sink and tapware fitted off in a back-of-house amenities area on a commercial floor.

Knee-valve basin
Hands-free knee-operated valve and basin installed in a commercial amenities area.

Accessible toilet

What affects the cost of commercial plumbing work.
Access drives commercial pricing more than the repair itself. Working above a ceiling grid, inside an occupied tenancy, behind a locked plant room door or outside trading hours all add labour to the same job. Where a shutdown affects other tenancies, the coordination time is part of the work and is priced as such.
Parts matter too. Commercial tapware and cistern components are often proprietary and sometimes have to be ordered in, which can mean a temporary isolation and a return visit. Every attendance is quoted or reported in writing, and anything outside the agreed scope is priced before it proceeds.
Scope, inclusions and exclusions, in writing.
Anything outside what was agreed is priced and approved before it proceeds, so no variation lands on an invoice unannounced.

Something failed mid-trade?
Call and describe what is happening: urgent commercial faults are triaged, and where a same-visit repair is not possible we isolate the affected section so the rest of the site keeps operating.
